Changebright Property Management Limited (CPM)

CPM is the company that owns the Freehold of Denham Lodge (DL). It owns the freehold for the Flats and all of the land upon which DL is built. CPM does not however own the river that flows through the property. This is the responsibility of the river authorities and environmental agency. CPM endeavours to keep the river clear of rubbish, clear of weed and free flowing, but these measures are purely to enhance the beauty of the location rather than being a legal responsibility of CPM.

CPM is operated through a Board of Directors, which oversea the maintenance of DL.

The main role of the Board, is however to make sure that DL is a safe place to live.

The safety of residents is achieved by CPM, carrying out its obligations under the lease and by putting into place the systems or practices required in law or by the relevant agencies.

The Directors’ of the Board meet on a regular basis in order to discuss the business of DL. The Board sets the yearly budget and decides where the Service Charge will be used. This service charge is paid by all leaseholders and provides the funds to maintain the communal areas of the block and the grounds.

The maintenance of DL is undertaken through the Denham Lodge Residents Assoc. (DLRA) DLRA is the maintenance arm of CP and it is through DLRA that the Service Charge is paid. Decisions regarding the upkeep of Denham Lodge are made during regular Board Meetings. How the Service Charge is spent along with maintenance schedules is largely contained within the lease.

CPM issue regular newsletters, which are posted under documents on this web site. These outline the work being undertaken or work being proposed.

Each leaseholder (flat owner) becomes a Member of CPM upon purchase of their flat. Each Member has one vote. Membership of CPM is relinquished upon sale of the flat. Every year there is an Annual General Meeting (AGM) at which time the Members vote on whether to agree the yearly accounts. It is also an opportunity to meet the Board Members and to ask them questions directly.

What work and agreements the Board is allowed to undertake or enter into is contained within the Memorandum of Articles of CPM. This also outlines how Board Members become Board Members’. This document is included within the Document section of this website.
